Vacation Rental Guidelines

Office Hours: Coastline Realty is open Monday through Saturday, 9:00 A.M. to 5:00 P.M. and Sunday 11A.M. to 3 P.M. We are closed on all major holidays.

Tenant Obligations: Tenant agrees to pay the rent as specified and in the event of a default to forfeit all payments made on account and all rights under this Lease; not to assign this Lease nor sublet the premises; not to use or occupy the premises for any purpose other than a dwelling for no more persons (as stipulated in lease), including children, and all guests. EXCEEDING THIS LIMIT OR ALLOWING UNDUE NOISE OR DISTURBANCE SHALL BE CAUSE FOR IMMEDIATE EVICTION. Tenant agrees to be responsible for ensuring that all persons in rental party understand and adhere to the terms and conditions of this lease agreement and any rules/regulations of the rental property. Tenant also agrees to keep and maintain in good repair the furniture and fixtures; to leave property in a clean and orderly condition as found, and ready for the next tenants; and to abide by all local ordinances, including recycling, to which the Owner must comply. FAILURE TO ABIDE BY ANY OF THE ABOVE WILL RESULT IN A DEDUCTION FROM THE SECURITY DEPOSIT.

Check-in and Check-out: These hours are printed on the first page of your lease. Most of our rentals are a 2pm check-in and 10am check-out, but a few are 3pm check-in and 11am check-out. Please read your lease to determine your arrival time. The check in and out times are strictly enforced and there are no early entries or late stays. If you cannot arrive by this time, please make arrangements with your agent. (On check-out day) keys are not to be left in the property, nor are they to be given to any third party. If you leave before the office opens, you may deposit keys through the mail slot in the office door.

Reservations: A 50% deposit is required upon signing of the lease. The balance remaining is due in full no later than 30 days prior to the check-in date. After this date, personal checks or credit cards will not be accepted. All payments must be in U.S. Funds drawn from a U.S. bank. Personal checks from persons other than tenant named in lease are not accepted unless prior authorization is given and lease ID is written on the check.

CREDIT CARD/ACH PAYMENTS: For your convenience, COASTLINE REALTY, LLC customers have the option to utilize an online credit card process service to pay their rent using Visa, Mastercard or Discover. If you elect this option a ($2.95) transaction fee and a convenience fee of 3% of the funds due will be added to the charge. (These fees are retained by the processor PayLease - not COASTLINE REALTY, LLC or property landlord and are subject to change at the discretion of PayLease). The vendor will remit to Coastline all payments and amounts owed to the landlord of property being rented. SECURITY DEPOSITS CANNOT BE MADE BY USING A CREDIT CARD EVER.

Security Deposits: All owners require deposits. If the property is left clean and orderly with no damage, to the home, missing items from the home, excessive cleaning charges, violation of the occupancy covenants, unauthorized phone or cable charges or lost keys COASTLINE REALTY, LLC agrees to return the Deposit within 30 days after tenant’s occupancy. If there is any of the above listed or more charges to the owner are caused by the tenant, the Owner agrees to render a detailed explanation in writing to COASTLINE REALTY, LLC for any amount deducted from deposit and this will be supplied to the tenant.

Renting Property Sight Unseen: Prospective tenants have the right to personally inspect all rental units offered by Coastline Realty prior to signing a lease and we recommend that you do so whenever possible. While every attempt is made to accurately describe each property, not everyone hearing or reading a description will imagine things the same way. Properties are not rented subject to approval upon arrival. If you refuse a property, you remain responsible for the full amount of the rent as provided under, “CANCELLATIONS,” below.

Cancellations: In the event a tenant elects to cancel a lease, the tenant remains responsible for the total amount of the lease unless the property can be re-rented for the same period at no loss to the owner, in which case, any amounts paid on account will be refunded to the tenant, less a re-rental charge of 12% of the amount of the lease.

Pets: Some of our rentals are Pet Friendly. If it is a pet friendly property and a non-refundable pet fee has been applied and/or additional pet rent (please see payment schedule). Tenant agrees to hold harmless landlord and agents for any damage, liability or harm caused by tenant’s pet. Tenant must curb, leash, obey local ordinances and crate pet when pet is left alone. Tenant agrees that their dog is up to date on all shots and is currently on a flea program. The tenant agrees to have no more than one dog on the property at any given time unless otherwise specified at time of booking.

Beach Tags: Most owners do not provide beach tags. If they are provided, it is a courtesy from the owner and not part of the rental. COASTLINE REALTY, LLC has no knowledge if tags are provided and is not responsible for supplying, replacing, or tracking down beach tags.

Maintenance and Repairs: Please report any maintenance concerns or mechanical failures to our office immediately, not on check out day. COASTLINE REALTY, LLC will arrange for repairs to be done as soon as possible with the landlords approval. We appreciate your patience and apologize for any inconvenience you may experience; however, there are no refunds for mechanical failures including (but not limited to), air-conditioning, televisions, internet and appliances. Failure to report maintenance concerns may result in a deduction from your security deposit

Special Requirements: If, due to handicap, health or other reasons, any member of your rental party has special requirements, be sure to inform the agent of the nature of the problem so that the agent can take this into consideration when recommending accommodations.
